"Warning: Long review - The apartment itself was nice and the cleanliness of the community was great but I had many negative experiences during the year I lived here.
1. Residents: Residents in the community are very disrespectful of others around them. They park in the middle of the road and you have to take other routes to get out of the apartment complex. There were multiple times where I had people lay on their horns while trying to leave the complex while there was traffic.
2. Gates and doors: Firstly, the people who installed the gates installed them so they open towards you as you pull up to the gate, so if you're not careful you can easily damage your car. This apartment uses an app "Chirp" to open the gates and doors for many facilities. It's typically good for the gates even though they were many times they were out of service and you had to use a different gate. However the issue comes with the facilities. There were multiple times I went to the pool and the gate door would not open back up and I had to climb over the fence to get out of the pool. I brought this to the attention of the manager multiple times but the issue was never resolved. The way people make sure they don't get locked in is by prying the gate door open with a large stone.
3. Electricity: My electricity went out about two dozen times over my year of living here. Excluding Hurricane Beryl (Which many residents were without electricity for 1 1/2 weeks) and the windstorm early 2024. Sometimes it was planned and I wasn't notified (which is terrible because I work hybrid) but most of the time I'm going to assume this isn't their fault. However, this is still a unique experience to this apartment complex.
5. Valet trash: You pay $31 for a valet trash service, they come on certain days to pick up your trash for you so you don't have to go to the dumpster. However there were many times where trash is not picked up on the days it's supposed to be picked up, you can see this on the community forums, and animals get into it. Not that big of a deal but sometimes valet trash will leave things behind, an example that happened while I lived here was a spoiled half gallon of milk left behind in a close valet trash bin.
6. Technology package: I was charged $118 a month for the technology package. This included my internet, very limited TV, and I believe to pay for chirp. You are stuck with Xfinity and can't get other internet service providers. The apartment says they include internet in the rent but you're just forced to pay for Xfinity though the technology package. Assuming it's another partnership they have to make more money.
7. Increased rent prices: If you are looking for a place to stay so you don't need to move every year, I wouldn't recommend them just based off of this. One of the many reasons I didn't renew my lease was because rent went up about $200 from my previous lease for the same apartment.
8. Moving out Experience: When you sign the lease you agree to pay for a $200 cleaning fee when you move out so if you get a random $200 charge that is what that is from. I was also charged $100 for leaving a few trash bags near my door (see picture sent from management) so animals wouldn't tear them up out of respect for my neighbors and the people picking up trash. I contacted them and said that I thought the charge was silly and this is the response I received "We appreciate your consideration for the chance that animals could get into trash when put outside your door, however, we do charge $25 per bag/large item left behind as trash removal for all Residents when moving out.".
Overall, not a terrible apartment complex but like many apartment complexes, they will drain you for a ridiculous amount of money. Just moving in is about $1000 in administrative fees and non refundable deposits. That doesn't include the fees for the cleaning service or any damages when you move out."
