"This place is a complete joke. I’ve resided at Market Square Tower for 1.5 years. At first it started off great, I’ve lived in several high rises in downtown. So this high rise living was nothing new to me.

Throughout the 1.5 years I have lived at MST, amenities such as the sauna and steam room, golf stimulator were often closed for maintenance. The rooftop pool was nice, often crowded during the year with guests. They do have an early closing hour and also require to go down to the front desk to have a wrist band on your hand to enjoy the amenity. I would have liked to enjoy the rooftop after 10pm as some days I’m not able to go there before the closing hour.

However, the last two months of my lease, the pool was completely closed on and off due to inclement weather. It seems the pool is still closed to residents due to “damages” on the building.

The north facing units seem to have a lot of noise coming from the bars and clubs. The units overall are outdated. Often having water issues, broken wash machine. For nearly two weeks I had to use another vacant unit to wash my clothes while they tried to take their time to fix my wash machine. Work orders would go unattended for a while, unless they were quick fixes.

The worst part is the disrespect from the leasing management after moving out. I have lived at several high rises in downtown including penthouse units. I am a business owner and overall was treated like a child.

Upon move out, I was stamped with a $6,700 bill for various charges. Keep in mind I cleaned my unit and kept it in great condition. Their reasoning? The wood floor has damage to it. There were small scratches in some areas. This is crazy to me as before I decided not to renew my lease, I peeked at other units that have been updated. They changed the wood flooring of the entire unit and also got rid of carpet in the bedroom. My unit had not been updated so it had the same old wood flooring and carpet. It seems they want to change the entire unit floor on my dime. And what can I do about it? Seems like not much besides leaving my review about how horrendous I was treated from the management of this building.

Again, I’ve lived in several high rises in downtown and often change building due to wanting a refreshment in my living space. I have NEVER been charged such an absurd amount, especially for reasoning that makes no sense. The unit is 1000 square ft. Unit 36J that I paid $2950 for.

They didn’t even follow protocol and do a walk through with me prior to the move out. This all seems very fishy to me."

"A perfect retreat for couples! The space is bright and modern, featuring a spacious bathroom with a tub. The rooftop boasts an incredible glass pool that's absolutely stunning. It's so captivating, you might just lose track of time there ?."

"5 stars do not do justice to MST. I would easily give more. It's not lost on me that its easily the best place to live in Houston, even if you are not working in downtown (b/c then you are going against the traffic). They offer free charging for EVs, which is a great life hack. The building offers storage units in the basement. And the amenities and views are out of this world with a sauna and steam room, jacuzzi, a basketball court, table tennis, excellent coffee machines, a movie theatre, multiple pools, a golf simulator etc. The building admin is outstanding - super friendly and understanding and keeps organizing fun stuff throughout the year. Special shout out to Kelly, Sarah, Leo, and Victor! Not to mention the concierge staff who are incredibly friendly and thoughtful. Any complaint/repair request is redressed that very day or the next day. I am not sure if there is any room for improvement at MST!"

"This is a completely independent review- I get nothing from this other than promoting a good business that deserves it.

I decided to relocate from Austin to Houston. This was a difficult decision for me, as I love ATX. I started looking for places (with the help of an expert, who was outstanding). I spent hours looking at different downtown options. You really have your pick in Houston. Whether you’re looking for budget friendly, relaxed, luxury, hip, artsy, etc, you will find it in Houston. As I was searching, I came across MST. It was, literally, the first and only place that gave me butterflies. I kept an open mind, but committed 777 Preston to memory and knew that’s where I’d land. Fast forward through an amazing leasing process (I didn’t see the property first- this was all virtual- thank you Leonardo), and I am here. And I couldn’t be happier.

My must haves- resident events so I’d force myself to socialize with a hectic schedule, ridiculous amenities, resort living, community, safety, location and ridic views. I got it all. My ultimate goal was to not need to leave and to have all the amenities I’d have at a resort. This is how I invest in myself. When not work and family traveling, I chill at home and want somewhere with a plethora of options. I want to feel a little spoiled. I got that, and more, with MST.

This place is bougie- that is what I was looking for and what the other residents that live here are looking for (I assume!). These amenities are just over the top.

Some specifics:

Leasing- Leonardo was great. That man is patient! Oof, PATIENT. I reached out to him so, so many times. To the point of being annoying, I’m sure. He never made me feel that way. I could tell he was also genuinely excited for me- I got the best unit I could ask for- and his excitement showed. It was just a little extra that made me feel like it was truly the right decision. Moves are hard, stressful, draining- and Leonardo’s genuine excitement for me meant a lot. He was responsive, accommodating and understanding. I am really, really thankful for him.

Concierge- they are incredible. I arrived a little after midnight my first night (was not flying in from Austin, but NV) with my dog, two suitcases and zero clue what to do. The concierge there at the time was so patient with me- within minutes I was set- access to everything, deliveries pulled and ready, etc. It was just a really nice welcome and it meant a lot.

Amenities- good lord. The site doesn’t do it justice. Seeing this place in person takes it to the next level. Spotless, beautiful, welcoming, incredible. Should I get a spray tan or sit in the steam room? Maybe shoot some hoops (ok, that’s a long shot, not my speed, but the option is there should I want to do it in the indoor court)… There so many options. WFH is incredible- so many spaces for a change of scenery.

Community- I am still new and getting a feel for this. The neighbors are all friendly and welcoming so far.

Valet and parking- great garage. It’s not a normal downtown highrise nightmare garage, thankfully. It’s easy to navigate and spacious. I haven’t used it much yet, but the valet folks seem great and are always smiling.

Location- there is no better location. I was looking at a place by Discovery Green and that is the only other area in DT that I’d consider an equivalent as far as safety and excitement.

Opportunity- there’s always room. It is minimal here, but some initial thoughts- the finance piece is a little antiquated at first- there is a certified check process which I can understand, but was literally the only piece of the process that was a bit of a headache (bank run, USPS in person to overnight mail, etc). It’s a small price to pay and I’d do a certified check each month to live here- thankfully, once the initial piece is all done, the portal is easy to use for payments and is a non-issue.

All in all, 5 stars and more if I could give them! MST is definitely worth checking out and I hope to see you at one of the events! Thanks again, Leonardo!"

"After over four years at Market Square Tower, I had to terminate my lease a few months early due to unforeseen circumstances. I fully understood there would be a termination fee and agreed to pay it. However, without my authorization, management withdrew the fee from my account prematurely, which forced them to issue a refund.

Following my move-out, I reached out several times to Kelly, the manager at the time, and her team members Roxann and William, to request the final balance so I could settle it promptly. Despite my repeated attempts, I was met with silence. I have a flawless payment record with all three credit bureaus, with over a decade of on time payments, so it was extremely frustrating to be ignored after years of reliable tenancy.

Shockingly, two years after I moved out, without any prior notice, management sent the outstanding balance to a collections agency. I have since paid it off, and thankfully it will be removed from my credit report, but this experience has left a sour taste. Once a tenant leaves, it seems that care, communication, and respect from management simply disappear.

To be transparent, I am attaching screenshots of my email correspondence, though these do not capture the numerous calls I made, as I had no way to document those. I hope this provides others with a clear picture of how this situation was mishandled."

"I've been living here since June 2023 and the Management team has been nothing short of spectacular. I moved from a "high end property" in Galleria that had fallen to bad management and was not a safe place to live at anymore. Leonardo, Victor, Kelly and the rest of the staff have been amazing at making me and my children feel welcome and address any issue very promptly and politely. The Concierge and Valets are all great and very welcoming and helping in every regard. The amenities are bar none the best in the city. Everything is always working and clean. They make a sincere effort to look out for the residents. My neighbors are great as well, have made many friends with the families in the building. Looking forward to many more years here and would highly recommend anyone looking for a no non-sense amazing place to live to come to MST. (And put me down as a referral!! haha)"
