"I was looking forward to becoming a renter here and hate to write a review but since the manager never called back - I will.

First, Janie was really nice when touring the property - my experience with her was just fine so this review has nothing to do with her specifically and the property seemed upkept nice and the unit was very decent for a decent price.

Before applying I explained my situation in DETAIL so I wouldn’t run into the same issue I did prior like I did applying at another greystar community - I was told all greystar properties follow different qualification criteria some can be more strict then others - the first place I was denied at was more luxury and brand new - when they denied me due to credit denial solely based on credit card debt/past collections which had nothing to do with apartment credit bc my rental history is PERFECT; that property refunded my app fee since they said they could not override the screening companies decision. I explained that to Janie and she said the screening company specifically sends them the screening feedback but her apartment manager makes the final decision if someone is approved or approved with conditions, so she could not say exactly what the outcome would be, but that her manager most definitely makes the say so decision not the screening company, so with that information I felt confident to apply - especially with the fact I make over 3X the rent and I also have perfect rental history and been at my current property whom approved me with conditions of a $600 deposit for over 2 years, so I expected to be approved w conditions at least.

NOPE flat denial - then when I asked why they couldn’t say and said the screening company determines it and to call them. Again, not what I was told before applying - so I called the screening company who said no they make the determination of approval or denial. Being put in a circle of games just like the first time.. but again if the manager makes the decision which is what was explained to me - why not approve someone with conditions if their rental is perfect and they make the income? They don’t want a renter at all? Not even with an extra deposit? That makes zero sense to me.

I’m a single mom who was trying to move closer to my daughters therapy center who has special
Needs and I wasted $260 total between app, admin and partial deposit, for what? To just be flat out denied over the very thing I explained in detail. I knew my credit sucks thanks to my girls dad and after my divorce - why would I keep that information and want to go through the same circle I did with the last greystar community? The crazy thing is I lived in a greystar community 2020/2021 and didn’t have perfect credit then and was approved with no issues. My credit is being worked on and isn’t something I can pay off overnight… it shouldn’t stop me from being provided fair and equal housing. I’m trying to understand how this is even legal?

These management companies truly have changed and even in this economy they don’t care if your credit score is bad even if you pay your rent and have perfect rental they will take your money and act like it won’t keep you from renting but it will do just that. And no I don’t have any apartment debt and I have no evictions or broken lease so it’s not even that. It’s literally credit card debt and collections that was stopping me from renting. It’s horrible.

Now I’m being told I have to wait 30 days for the $100 deposit to be returned because the regional is out of town.. Not my problem I emailed the CEO of greystar and their consumer relations because someone has to put a stop
To these managers being this strict on people when everything else on their application is a green light. It’s wrong.

So if you have bad credit or collections - don’t waste your time applying. They don’t care and won’t make an exception, even if they said their manager makes the decision.. that was a lie."

"DO NOT MOVE HERE!
Firstly, I have moved out since 4/30/2024, i did not give my notice and I will be following up with why I did not. By law, after everything I (the tenant) went through, do not have to give a notice as the landlord couldn’t do their job. Now they are billing me as if I stayed there two weeks from 5/01 to 5/16. Which we never stayed after our contract ended. Almost 2k. Second, living here was the worst time of my life. For starters, these apartments are ROACH INFESTED. No matter how much you keep clean, move the refrigerator or the kitchen and there’s piles after PILES OF ROACHES. You will even see roaches on the OUTSIDE! Disgusting! Another thing is I had to throw away so much furniture and clothes because these apartments are FULL OF MOLD. They just paint the mold over and over time your corners and windows and everything will start growing mold. I even took a test for mold and have a picture of it. My cabinets were always falling/coming loose and the caulking in the restrooms rusted way too fast and easily. Another thing is my floor boards from the moment I moved there were already popping up and out of place. I still have pictures of that and as my time there went by those floorboards got worse. My fridge from the very beginning would spoil my food quickly and we got maintenance over, but they said it was fine. No it’s not fine. Food does NOT spoil rapidly, as a chef I would know how long it can last. Maintenance are really nice people, however I requested for my carpet to get changed as they had a water leak and it wet everything I had under my cabinet and I had to use personal towels to clean and throw away. They NEVER did the carpet change after REQUESTING and receiving APPROVAL. My brother is a special needs kids and carpets like those are severely dangerous to his health. The water also constantly comes out yellow and when you’re showering the water can be extremely hot even if set to the “colder” side. The water changes constantly when you shower and at my time moving there they had to cut off the water multiple times. At these same apartments I got ASSAULTED and FOLLOWED by someone and they never upped security or put a light between building 5 and 7. Or even more light. Supposedly they have someone we can call for things like this to show up, but they NEVER did. They also never did a follow up about this incident and I did call 911 to report this. Not too long ago there was an alleged murd3rer here and years years ago someone got sh0t here. If you have kids in elementary I suggest to move somewhere else as unfortunately KATY ISD does not provide them with a bus, but they will tell you that the bus passes here. At least that’s what they personally told me when I moved. I was devastated to find out that was a lie. After Nora left from the front office the people there are just meh and not very helpful. About the mold someone told my mother (from the office) to “just clean it up”. Mold can be very dangerous if touched and not handled by the correct people."

"It’s a really nice place to move in but my stove and dryer is not that good and there is roaches also when I was walked in my children room when I first moved in I found a bunch of roaches in the room"
